250 Massachusetts Avenue is the second of five buildings being constructed in the Capitol Crossing project. Capitol Crossing is located in central D.C., just blocks from the Capital Building and Union Station, and is built up over I-395, the main highway running through the District of Columbia. 250 Mass Ave is comprised of a North and South tower, reaching twelve stories into the sky. The towers are connected by the main entrance on 3rd Street, which is four stories tall and is topped with a green terrace on the fifth floor. The building rests atop a five story underground parking garage that stretches from H street all the way to E street and will serve all five buildings. A pedestrian bridge will connect the second floor to the neighboring tower, 200 Mass Ave, to connect the parking garage to the building.

Building Enclosure

 

Façade – Surrounding the entire building from the fourth to twelve floors is a glazing system with a two inch polished stainless steel cap surrounding each glazing panel. The ground floor glazing system is identical to the above system, except it includes tempered glass in the outer lite to provide safety. The third street entrance has a four story high glass panel entrance with a curtainwall glass screen-wall covering the second to fourth four glazing system.

Roofing System – The roof of the building surrounding the penthouses consists of a green roof system. The concrete slab is covered with a liquid applied membrane, followed by a five inch roofing insulation board, and topped with a 6” green roof system.

Sustainability

250 Mass Ave will exceed LEED Platinum level through its energy efficient design with multiple sustainable features. The entire Capitol Crossing project is said to be the first eco-district in the nation's Capital. 

  • Green Roof and Terrace – There is a green roof surround the penthouse in addition to a green terrace on the fifth floor above the 3rd Street entrance.

  • Rainwater and Groundwater Treatment System – The building and garage is equipped with a rain water collection and treatment system. Rainwater and groundwater will go through a seven step process to remove all contaminants before it is stored in storage tank. The filtered and sanitized water will then be pumped into the building and used as a grey water system for toilets and the watering of vegetation throughout the site.

  • Parking Garage – There will be 440 bikes spaces in the garage along with changing rooms to encourage employees to ride their bikes to work. There are also spaces in the parking garage reserved for energy efficient and electric vehicles.

Historical Requirements

An historical Jewish Synagogue which was built in 1876, Adas Israel formerly rested on the site of 250 Mass Ave. As a result, the buildings foundation was cut four feet from the bottom, and it was jacked up onto wheels to be moved. The synagogue is currently sitting on the west side of the site between 250 Mass Ave and 3rd Street. Once construction of the parking garage is complete, the Synagogue will be moved south to a new location.
